**Acquisition of a Serviced Plot by Non-Citizens in a Smart City Scheme**

We are excited to provide information regarding the acquisition of serviced plots and built residential properties by non-citizens under the Smart City Scheme.

As per the scheme, non-citizens may acquire a single serviced plot, not exceeding 2,100 m², for the purpose of constructing an individual residence, provided they apply to the Economic Development Board by June 30, 2026. Eligible non-citizens include:

- Holders of an occupation permit
- Holders of a residence permit as retired non-citizens
- Holders of a residence permit under IRS, RES, PDS, and IHS
- Holders of a permanent residence permit

Non-citizens must construct a residential property within five years of acquiring the land, adhering to the architectural guidelines established by the smart city developer. Additionally, the acquisition of a serviced plot cannot be transferred or sold until the residential property is completed.

Under the Smart City Scheme, non-citizens can also purchase built residential properties, including villas, houses, townhouses, apartments, and duplexes, subject to authorization from the Economic Development Board in accordance with the Non-Citizen Property Restriction Act.

Currently, we are in the conceptual phase for built residential options, such as apartments and duplexes. We will share further details and pricing information as they become available.

To maintain a cohesive architectural and landscaping aesthetic, all plot owners will be required to adhere to a set of guidelines (cahier des charges) that includes:

- Architectural guidelines
- Landscape design guidelines
